Yeah, I guess the bank already did the surveying of the area and have an idea of the cost/pricing so that should cut down on the time. No word yet. :(

We're still waiting to hear back from the bank on our contract (signed in December). They say we should hear something back next week.


We lost the contract on this house. The bank was being a bunch of dipshits and claiming that they didn't get our offer on time -- we submitted it 7 weeks before they claim to have gotten it. So they foreclosed on the owner. It will be interesting to see if the bank ends up getting more or less money than we were offering.

Another house on the same street, with the same floor plan was listed as a regular sale, and we now have a signed contract on it. :) We close in 6 weeks! It's an even better house, since it's in better condition, and a lot of work we planned to do on the other house (kitchen upgrade, knock down a fake wall, etc.) has already been done to this one.

That is awesome. Congrats. The one thing I can say is that you should try to take the one with less work. We did, and we still have a lot of things we want to do. It takes a lot of work when you own it.

Is it a lot more expensive than the other one?

It was a few tens of thousands more. It is in significantly better shape, though we found out from the inspection this morning that it will probably need a new roof this year. The other one would have needed a roof in a few years, at least on this one we can use the inspection as leverage to ask for more money back at closing.

We locked in a 4.75% interest rate today, very happy about that.

The bank approved the agreement for us, and the seller agreed.
Inspection went well, no major issues.
Mortgage App signed, locked in an FHA Loan of 5.25% with no points.
Now we just wait for the FHA inspector/appraiser to give everything the go ahead and our mortgage app to be approved...then.........Closing!

They initially quoted us 5%, with 1 point -- but the point was credited back to us because of our high credit scores. And then we chose to pay another 3/4 of a point to knock the interest rate down to 4.75%. Big thanks to the Federal Reserve for buying up all those mortgage securities to keep rates low!

Our FHA appraisal should be this week, and our loan has just been sent over to the processor for review. And the sellers wanted to move the closing date up, so we might end up closing on the 31st of this month. Just a few more hurdles to clear, we're keeping our fingers crossed.

It's funny. I like QK's idea of living a very Spartan life. I only have a few possessions that are necessary to me, and honestly wouldn't be sad if the rest of the items were gone. Maybe its the digital realm allowing me to have all my 'things' in one device, but the less I have the better.

Now I'm getting a house......to put more crap into. Hmm......

That's definitely a plus. Yes, there will be property taxes, interest, and maintenance expenses, but when all is said and done, you've got something to show for your efforts that's more than just next month's rent bill.

I think a bigger part of it, for me at least, is becoming responsible for your own dwelling. So that when something happens, it's on you to fix it rather than the faceless rental office. Which means you have the hassle of dealing with it, but you also have the satisfaction of dealing with it to your specifications and no one else's. It's empowering.

I've got all these super dorky plans I'd like to do too. I'm no stranger to running wires in the wall, so I'd like to add in some junk like RFID sensors to unlock the doors automatically or silly motion sensors to power my computer on when I enter the room. Just super dorky things. I'd also love to add in 'secret' rooms. Ya know, all the stuff I wanted to do as a kid but my parents wouldn't let me. Now I'm a big kid and can do that stuff.

LOL! I watch those videos all the time...and then I get scared to try some of it. I need to redo the grout on my kitchen floor, so thats my first spring project. I get nervous doing indoor type repairs, but I'm cool with the lawn stuff.

Also, Julie and I have been gathering advice from people about what to do when you first move into a house. Currently Julie and I plan on doing the following, or have been told to do the following:

Close.
Change Locks/DeadBolts.
Change the Toilet Seat.
Use a night light to check all the outlets in the house.
At night turn on all the lights and see where people can see inside. Make those priority for window treatments.
Window Treatments.
Clean Everything.
Steam Clean Carpets.
Nookie in every room. (For scientific purposes.)
Prime'n'Paint.
Touch up Stain on Floors.
